The application of the modular abc – architettura a basso costo system to the healthcare construction sector has prompted SIsrl to embark on a path of analysis and research to innovate housing solutions for the elderly population.

Italy is one of the most aged countries in the world, yet available solutions remain concentrated on two extremes: traditional home living and hospital-style nursing homes. There is an almost complete lack of a range of intermediate models that combine independence, security, services, and sociality – realities already well-established in many European and non-European countries.

The Research Conducted

Targeted investigations were carried out to assess the transformation of a real estate development into an innovative project:

Demographic Trends (Pavia and Lombardy): Steady growth of the over-65 population; over 180,000 senior residents in the Province of Pavia; in the Municipality of Pavia, ~28% are over 65 and 32% of households are composed of elderly people living alone.
International Models: Retirement Villages (UK/France), Dementia Villages (Netherlands), Continuing Care Retirement Communities (USA).
Market Gap: Absence of integrated solutions between classic nursing homes and independent living → opportunity for evolved senior living.
Proof of the validity of an integrated and digital approach, capable of revolutionizing the real estate development cycle.

This revealed the opportunity to propose an Integrated Senior Village.
